Formula and rules

  • Duty is marginal: each band charges its own rate only on the slice of the price inside it
  • Every state table starts at a 0% or low first band, so cheaper purchases pay little or nothing
  • The effective rate is the duty divided by the price, and always sits below the top band rate
  • First-home concessions, foreign-buyer surcharges and state rounding rules are not applied

FAQ

Why are Victoria, Tasmania, the ACT and the Northern Territory missing?

Those states mix fixed-dollar charges or whole-value tiers into their tables, which a pure marginal band model cannot reproduce. Listing them would mean publishing wrong numbers, so they are left out until the data format supports them.

Does it include first-home concessions?

No. First-home concessions vary by state and by date, and several are being phased out or replaced. The result here is the general rate, so a genuine first-home purchase usually pays less than shown.

What about the foreign buyer surcharge?

Not included. Each state adds its own foreign-purchaser duty, which can be several percent of the price and stacks on top of the duty shown here.

Can stamp duty be added to the mortgage?

In practice it is paid in cash at settlement, on top of the deposit and the purchase price. Budget for it separately rather than assuming the bank will fund it.
